AUTUMN IN EI...YOU DON"T NEED LA

If you’re lucky enough to have reached the time in your life when you can seriously contemplate buying a vacation home on the Crystal Coast, congratulations! There’s much to be excited about. However, while summer may be the time of year you start to think longingly about sun, sea and sand, it may not be the best time to buy a property.


I say that primarily because Emerald Isle, the town I live in. has roughly 4,000 year round residents. During the summer vacation season, that number can grow to 40,000 a week! And, that influx of vacationers stresses the highways and byways, puts a strain on lodging options and makes finding something to eat a challenge. And, I haven't even brought up the increased heat and humidity.


Showing vacation properties also is difficult as access is generally limited to check-in and check-out days (also known as turn days.) These turn days typically are Saturday and Sunday. And, and on those turn days, properties are empty of guests only between 10AM and 4PM. The houses usually are not vacant as housekeeping and linen services are madly getting properties cleaned up from the previous guests and prepped for the next round of vacationers.


And, while I am happy to show you properties, most clients would prefer to reflect on a home prior to making an offer. And, in this time of the year reflection is decidedly rare to come by.


Is there a better time to look at property on the Crystal Coast? Yes. And that time is right now. October has arrived and with it comes cooler, drier weather and fewer tourists. The absence of heat, humidity and people make the Fall an ideal time to spend a few relaxing days on the Crystal Coast to experience life like the locals do and make the decision to turn your realty dreams into reality. You can leisurely view properties on your schedule. You can reflect on what you see. You can return to a property you liked on moment's notice. The "showing" process slows down as does the entire real estate dance, from making an offer, to negotiations, to getting to close. Slowing down is another way to say "lower stress" and that is a good thing in real estate.
