Four Selling Secrets Every Homeowner Should Know

This blog is all about selling secret #4, Your Every Day Checklist. Selling a home is a stressful but it need not be confusing. This checklist will keep you on track and ahead of the game. From hiring an agent to closing day, I've got you covered. There's plenty to dover so let's get started. I've organized this list into three sub-lists. The first is before you list. You need to hire the right people. I recommend hiring a real estate agent. Finding the time to market, repair and stage your house might be bit too much what with having a full time job and raising children and all. Hiring an agent will take a lot off your plate and you'll gain insights into the market. I recommend interviewing 2-3 agents. While you might be seduced by the agent recommending the highest list price, it is wise to ask questions about commission, marketing strategy, etc. And, ask yourself, if you like and trust the agent. After all, you'll be working with that agent for awhile. Meet your BFF!



Second, prepare your home. Make all necessary repairs. To help sell your home for your asking price, put yourself in the shoes of your buyer. Would you pay top dollar for sagging front steps, and missing shingles? Probably not. Don't lose out on a sale by ignoring obvious and necessary repairs.


Third, get your house 'show ready.' Refresh the walls and, by all means, select neutral colors of paint. You may like paisley wall paper but your buyer's tastes might be different. Be aware of any odors. Take out the trash, daily. Clean up after pets. You may not notice the smell of your dog, but your buyer will. Make valuable upgrades, the ones with good ROI. There has been rarely a more lucrative time to upgrade your flooring, change out your kitchen's back splash and update light fixtures. Remove excess furniture and personal items. Focus on the details. Oil noisy hinges and dust ceiling fan blades and make your home seem newer.


Fourth, keep your home 'show ready.' Potential buyers can come by on short notice. Make your bed, daily. Take out the trash early, and often. Put things away as you go. Put laundry in the hamper and wash it regularly. Have somewhere to go for yourselves, the kids or pet if your home is available for show on short notice.
