Selling a House in Winter is a Good Thing in Emerald Isle, NC

The season you sell your home can have an impact on how much you get for your home and how quickly it sells. In a traditional primary home market, the season that historically has the most success in selling homes is spring. This comes as no surprise for several reasons. First, if children are involved, end of school year is a good time of year for families moving to new school districts. Second, the weather is usually mild and daylight saving time makes things convenient for moving. For these, and other reasons, most people-friends and real estate agents alike- will recommend waiting to list your home until after the winter is over. On the surface, this advice may seem helpful, especially in a primary home market. However, Emerald Isle, NC is not just a primary home market. Much of the property inventory in Emerald Isle, NC and other communities along the Crystal Coast is all about secondary homes or vacation homes. For this reason, alone, avoiding the winter is a huge misconception in the housing industry, generally, and in Emerald Isle, NC specifically. And, avoiding winter can cause homeowners to miss out on opportunities.

Selling in the winter, especially in a predominantly secondary or vacation home market like Emerald Isle, NC can give you a few advantages. First, there will be fewer houses on the market since most people assume winter is a bad time to sell. This gives your home more attention. Potential buyers are always looking no matter the time of year. Keeping your house on the market in the winter might bring the right buyer to your door.

Second, real estate agents also tend to be less busy during these months and commit more time to getting your home sold. With fewer buyers, agents can spend more time learning the market so when a buyer does emerge, the agent is better able to recommend homes to look at.

Third, when it comes to looking at homes most secondary or vacation homes in Emerald Isle, NC are vacant in winter. This makes it easier for agents and buyers to get into a house and actually spend some time visiting. It gives both agent and buyer the opportunity to soak up the feel of the home and appreciate the views at all times of the day.

Fourth, from my experience, winter buyers are buying because they need to move right away either for a relocation or personal situation. They will want to close quickly and allow for a much smoother sale. And that is a good thing for home sellers!

Fifth, the weather in winter is far more comfortable than it is in mid July. The island is less crowded and for my out of town clients, it is easier for buyers to find accommodations at a much lower price point.

Bottom Line

Whether you need to sell your home in Emerald Isle, NC right away, or have some time but want to get a feel for the market, consider listing your home in the winter. The market is less competitive, and the winter allows buyers who are in a hurry to move to consider your home and pay more money than you would receive if you wait for spring.
