When visiting the Crystal Coast, many vacationers, a good number of real estate shoppers and even some natives conflate the Town of Emerald Isle with the island properly known as Bogue Banks. To be sure, the Town of Emerald Isle is on Bogue Banks, but it only occupies the western 13 miles of the island.
A few miles to the east, roughly in the center of the island is Pine Knoll Sores, or PKS, to the locals. Here, land once owned by Alice Roosevelt was developed by her heirs in an environmentally sensitive way, respecting dunes, the Maritime forest and earning the Tree City designation for the past 27 years.
Every Wednesday, in this space, I highlight a Crystal Coast neighborhood. Today, I venture into the heart of Pine Knoll Shores and introduce you to McGinnis Point, an eclectic sound side residential development replete with single family homes and town homes, some sound front and others lakefront. Driving down Hwy 58, aka Salter Path road, you turn north on Pine Knoll Sores Blvd. at the traffic light by the town hall, fire and police stations. Drive slowly, speed limit is 25 MPH, and at the sign (pictured below) turn right onto McGinnis Drive.
As you enter the development, you pass by the tennis courts and swimming pool immediately on your left. Ramsey's Park, a lovely children's playground, is off to the right. Continuing on McGinnis Drive, you drive under a canopy of tall pine tress, cedars and live oaks. The first homes you come upon are impressive one-story, single-family homes; each has at least a one car garage and all are nicely sited with respect to the natural foliage. Those homes on the right abut Bogue Sound and those on the left back up to one of two ponds. The ponds have several large water fountains in the center that provide a relaxing sound heard throughout the neighborhood.
Continuing further down McGinnis Drive, you come to a small, circular road that leads down to a boat ramp and community dock.The subdivision also has its own boat storage facility.
Beyond this "marina" you encounter a large number of town homes. One set consists of brightly-colored, two-story units; another cluster on Lagoon Drive are shades of grey.
Continuing west, beyond the town homes, you encounter a few, custom built single family homes on West Drive.
McGinnis Point is located just north of the newly developed Live Oak Forest subdivision. The North Carolina Aquarium at Pine Knoll Shores is within easy walking distance down Pike Knoll Shores Blvd. The Theodore Roosevelt Natural Area is also right around the corner as well and provides scenic nature trails for walking and biking.
Homes in this development range is square footage from a low of 1,145 heated sq. ft. to a high of just over 4,000 sq.ft. Price points are commensurate with size; starting with a low of $115,000 and a high of $1.1M and an average price of around $400,000. Most of this development was built out between 1982 and 2003. Inventory is steady but low. When you find a home you like in McGinnis Point, I advise you to make your best offer, first.
