I'd like to take a minute to tell you how I work with buyers. Most real estate agents think they can work with anyone who wants to buy a house with a 30-50 mile radius of their office. They need the business so they're willing to work with anyone and everyone. And, that is why most people see real estate agents as interchangeable; one real estate agent doesn't have any significant value over the real estate agent next door. And everybody has an Uncle Joe or a cousin Sue  with a real estate license. We're all simply door openers, right?

Hear me and hear me well. My client is not simply anyone who can fog a mirror! That is way too broad both for you and for me. I specialize in clients seeking vacation homes in Emerald Isle, NC. I don't care which seller pays me a higher fee or even if it is a "For Sale by Owner" that decides not to pay me a fee at all. I've even worked for free so my client could get the best house.

 

But, here's the deal. I want the same commitment from you. As we chase around properties, you need to tell the agent at the Open House you stop by or the agent that answers the phone from the number on a For Sale sign that you have an agent...me! Same with "For Sale by Owners." I don't have time to chase them all. If you find one, forward the information to me. Do not sign any legal documents without being represented by me. Bottom line, keep me informed. Do that and your realty dream will not turn into a nightmare. 

 

That stated, The majority of my business comes from referrals from previous clients. And,  because most of my business is referral-based, I am free to focus all my energies searching for the right home for you. Getting your house ready for market is all about having a plan. From setting the price to creating marketing campaigns for traditional media and Web, the plan(s) I recommend for your special situation(s) is all about matching your home with the right buyer(s) for the right price. If you’re looking to upgrade, what particular feature(s) are important in your next home? Where is that new home located?

The next step thing you need to understand is that your home must have “bragging rights” in order to stand out from the competition. Your home needs to offer buyer(s) the opportunity to tell their family and friends what “a great deal" they got because of __________.”   Above all, your home must be priced correctly, marketed correctly, and all obstacles to buying your home must be minimized. If it’s priced too high it will simply not sell.  No amount of marketing will enable you to sell a nickel for a dime. Not even if you offer a “rent to own” or “lease purchase” option.

 

All sales are a numbers game.  The more buyers that know your home is for sale, the higher the likelihood it will sell.  And the more buyers who see it, the more offers you’ll receive. And the more offers you’ll receive the more money you will make. Boomshackalacka.
