The Crystal Coast RESIDENTIAL real estate market is varied, with available properties for sale ranging from stunning oceanfront vacation homes to lovely year-round sound side residences. There are several types of residential properties on the Crystal Coast with single-family being the largest subtype.

THE BASICS
The phrase "single-family home" is something you'll often see when browsing through real estate listings. A single-family home might seem easy to define: It's a home for a single family, right? Eh, not exactly. To be classified as a single-family home, the property must meet certain requirements. The legal description for a single-family home is “a structure maintained and used as a single dwelling unit." So what does that mean exactly? A single dwelling unit will have:

No common walls: A single-family home is a stand-alone, detached property. This means the home doesn't share common walls or a roof with any other dwelling.

Land: A single-family home has no shared property but is built on its own parcel of land. The area around the building is for the private use of the owner.

Entrance and exit: A single-family home has its own private and direct access to a street or thoroughfare. This is as opposed to an apartment, which has hallways and a lobby that lead to street access.

Utilities: Only one set of utilities can service a single-family home—and may not be shared in any way with another residence. This applies to heating, electricity, water, or any other essential service.

One owner: A single-family home is built as the residence for one family, person, or household, whose owner has an undivided interest in the property.

Single kitchen: A single-family home has one kitchen. Adding a kitchen to an in-law suite may alter a home's zoning classification.
A single-family home will suit you if you are seeking privacy. Since it is built on its own slice of land, you'll have some distance from your neighbors. You'll also probably enjoy the extra storage space of an attic or garage in a single-family house. Single-family homes also come in many different architectural styles—whether ranch, Colonial, Mid-Century Modern, Cape Cod—as opposed to the more straightforward design of a condo.

A duplex in real estate refers typically to a structure used for residential purposes and consisting of two living units with a common wall.
Real estate agents may list these properties for sale as either "residential," "multi-family" or "commercial," as they are purchased for diverse reasons. A family may buy one and rent out one side, which will be financed as a residential unit. An investor may buy one to rent out both units, thus financing it as a commercial or residential investment property. Side by side is the conventional layout for a duplex, with the two sides mirror imaged. Another is an over/under. It doesn't matter, as long as there are two homes joined by some kind of common wall structure. There are different ways to invest in duplexes, depending on if you want to use one part of it as your residence or not.

A condominium, often shortened to condo, is a type of dwelling similar to an apartment but independently sellable and therefore regarded as real estate. The condominium building structure is divided into several units that are each separately owned, surrounded by common areas that are jointly owned.

A manufactured home (sometimes called a mobile home) can be classified as either real property or personal property. It must be real property to be listed in the MLS (Multiple Listing Service.) A manufactured home becomes real property when the moving hitch, wheels, and axles are removed and it has been placed on a permanent foundation on land owned by the manufactured home's owner. If all these requirements are not met, the manufactured home is categorized as personal property.

Most of the residential homes in Emerald Isle are of the single family construction. And if the Town had its druthers, all residential properties would be single family. That is because the Town wants to foster a fun, family atmosphere and vibe. However, a good number of duplexes exist. They are extremely popular with families who want to live here fulltime and still collect vacation rental income. However, their heyday of construction was the 1990's and some of these are being torn down and replaced with 10 bedroom McMansions. Others have been converted into very large single family homes. Mobile or manufactured homes are a dying breed that harkens back to the early days of Emerald Isle. Today, when a mobile home is removed, the lot is often rezoned for stick-built only. Condominiums are a popular residential option everywhere on Bogue Banks, except Emerald Isle. The several existing condominium complexes that do stand in Emerald Isle are all that will be built as the Town has recently passed a 40' height limit on all future construction.
